近年来,房地产这个行业发展速度之快是大家有目共睹的,房价的飙升促使国家出台了一系列政策来加强房地产行业的宏观调控,再加上许多外地开发商纷纷涌入太原市场,而且这些外地开发商都具有实力雄厚,规模大,竞争力强,经验丰富等特点,面对这些外来大型开发商的挑战,和国家的一系列宏观调控政策,太原市中小型房地产行业的形势愈发严峻。这些中小型房地产开发公司急需及时调整好企业经营策略,适应当前市场发展、环境变化,积极应对挑战。
本文以太原市中小型房地产开发企业为主要研究对象,最后结合太原市智诚房地产(以下简称ZC)的实际情况制定出适合太原市中小型房地产企业的竞争发展战略。本文在查阅大量文献资料、实地走访大型开发商项目的基础上,对公司的竞争战略进行了深入研究。首先应用经济、政治、法律、科技、人口、社会文化五种影响因素分析法,分析中小型房地产所处的宏观环境,房地产行业的结构,找出太原市中小型房地产公司面临的机会和威胁、具有的优势和劣势;应用市场营销学的市场细分与目标市场选择理论对房地产市场进行细分,然后采用SWOT分析法太原房地产市场面临的机会和威胁,优势和劣势进行评价,最后结合智诚房地产实例的研究最终确定适合太原市中小型房地产企业的竞争战略。
